3 — GENERAL FRAMING NOTES

  1. Authority: All work per E. Kim Eng. structural plan set (C-1, SN1, SN2, S-1.0, S-2, S-3, S-4, SD-1, SD-2, SD-3) and calc package 326-26 dated 3/26/2026. This sheet is an interpretive placement aid only — the engineer's sealed drawings govern in any conflict.
  2. Verify in field: Confirm 130″ rough-opening width matches the window manufacturer's submittal and the K&M architectural elevations (A-4 / A-6) before cutting (E) framing. Sill height and head height per arch.
  3. Demo & shoring: Temporary shore (E) rafters with a ledger or strongbacks before removing the (E) header/king studs. Header support: a single row of vertical shores on the interior side, 4'-0″ o.c. max., spanned by a 4× ledger under the rafters at the existing top plate.
  4. King-post bearing path: P1 and P2 must land on the (E) slab on dry-packed bearing. If the slab does not align under the new king-post location, retrofit a spot footing per SD-3 / 34.
  5. Header orientation: 6×10 DF No.2 strong axis vertical, full width of 2×6 wall. Top of header tight under (E) double top plate — no gap; shim with steel plate if needed.
  6. Trimmer / jack count: Per SD-1 / 1 (typical stud-wall framing), opening > 6'-0″ requires (2) 2× trimmers each end and (2) 2× cripple studs above the header at each end where they land on the king post.
  7. Connectors: Simpson hardware per schedule above. Equivalent ICC-listed hardware allowed only with engineer's written approval (SN1, Note 14).
  8. Holdowns: HDU2 each jamb anchored to (E) slab via Simpson SET-XP epoxy or to a new HD stem-wall retrofit per SD-2 / 18 and SD-3 / 34. Holdown bolts to be re-tightened just prior to closing the wall (S-2 holdown sched. Note 1).
  9. Shear panel (FAC 1): ⅜″ APA-rated structural one side, 8d common @ 6″ edges / 12″ field, on the jamb wall sections each side of the new opening. Stitch to (E) sheathing with 8d @ 4″ o.c. at the joint per SN1.
  10. Fastener corrosion: Any fastener into pressure-treated lumber: hot-dip galv. (ASTM A153 Cl. G185), stainless, silicon bronze, or copper (SN1, Note 15).
  11. Window product: U-factor and SHGC to meet CF-1R (Title 24) values supplied by the Title 24 consultant. Tempered glazing required per CBC 2406 within 24″ of a door or below 60″ AFF, U.N.O. by arch.
  12. Waterproofing: Sill pan flashing (peel-and-stick), back-dam, head flashing with end-dams. Lap WRB shingle-style over flashings.
  13. Inspections: Frame inspection required before window is set and before drywall is closed. Engineer should observe the king-post bearing & header connection before insulation goes in.
